Parking is at a premium in TJ and with contruction going on in Leyva it's a pain in the ASS to park there. The reason why MR never got re-opened or turned into another bar is because the builing owed so much money that it wasn't profitable for any body else to pay what was due and try and run a bar. So they said fuck it we'll just tear the building down and make a parking lot out of it.
