I stayed at both the Eastiny Inn and the Eastiny Place.
In my opinion Eastiny Place is nicer. It was also cheaper. The bathrooms in Eastiny Place were also a lot better than their counterparts at the Eastiny Inn.
Both are located on Soi 8. The other bad thing about Eastiny Inn is that the music blares from Soi 7 and the connecting street. If you want to sleep, (I didn't so it didn't bother me) then you won't like the Eastiny Inn.
Eastiny Inn is located on the left if you are heading up from Beach Road. It is right next to an Eastiny Travel. I will be posting pics shortly.
Eastiny Place is located further up (very close to 2nd Street) the way and on the right. It seems newer and nicer.
Thumbs up to Eastiny Place. Thumbs down to Eastiny Inn.

I got a room in Eastiny Place the day they opened and it has been the hotel of choice for me in Pattaya. Nice Room - Pool - Location - Service - and at $15.00 a night is a real bargain.
The only thing missing here is a good restraunt. Though if you come home late and room service is closed, the doorman will go out and get you what ever you want...

I haven't stayed there yet but will in a few days. Scooter, who now lives in Pattaya, said the place is still very chica-friendly and very close to some of the best action in town. I reserved a double room for 750Baht/night. I'll let you know what I think once I get settled in.

You posted this under Eastiny Inn but you asked about Eastiny Place. They are both on Soi 8. Eastiny Inn is the first one you reach on the left side of the Soi coming up from Beach Road. Eastiny Place is a little farther up, closer to 2nd Road and is on the right side. It was cheaper and nicer than the Eastiny Inn.
I can't imagine any of the motels on Soi 8 would continue to stay in business if they were not guest friendly so I don't think you have anything to worry about.

Just tell them which hotel (Inn or Place) you want to book.

I am planning to be in BKK/Pattaya first week of December and need to decide on the Hotel soon.
